Terms & Conditions

Effective Date: July 15, 2026

These Terms & Conditions govern the services provided by SNS Land Services LLC.

Estimates

All estimates are based on visible site conditions at the time of inspection. Hidden obstacles, buried debris, rock, underground utilities, or unforeseen conditions may require additional work and additional charges.

Site Access

The customer agrees to provide safe and reasonable access to the property before work begins.

Utilities

The customer is responsible for identifying and marking all private underground utilities, including irrigation systems, invisible fencing, septic systems, propane lines, electrical lines, water lines, and communication lines. Public utilities should be located through Missouri 811 before excavation.

SNS Land Services is not responsible for damage to unmarked or improperly marked utilities.

Property Conditions

Heavy equipment may leave tire tracks, soil disturbance, or minor surface damage that is considered a normal part of land improvement work. Customers should identify sensitive areas before work begins.

Weather

Work schedules may change because of weather, unsafe site conditions, or equipment maintenance.

Payment

Payment is due according to the terms stated on the invoice unless otherwise agreed in writing.

Changes in Scope

Any work requested beyond the original estimate may require a revised estimate or additional charges.

Warranty

Unless expressly stated in writing, services are provided without additional warranties beyond those required by applicable law.

Limitation of Liability

SNS Land Services' liability shall be limited to the value of the services provided. We are not responsible for damages resulting from hidden site conditions, unmarked utilities, natural settling, erosion, or events beyond our control.

Governing Law

These Terms & Conditions are governed by the laws of the State of Missouri.
